Sustainable building in steel frame
Over the years, Pro Vastgoedontwikkeling has distinguished itself as a delegated Real Estate developer, specialized in projects based on prefabricated elements. Among these prefabricated building solutions, steel frame is a popular construction. Steel frame construction is a sustainable building solution that is completely up- and recyclable. Steel frame construction also offers a particularly fast method of building, allowing the construction period to be significantly shortened.

Applicability

Steel frame construction is a construction method that is widely applicable. Because of its light weight, strength and dimensional stability, it is ideally suited for residential construction, stacked construction, commercial buildings and for additions to existing buildings.

Together with our sister company Woonstaete, we are always realizing the famous Woonstaete Residential Villa in steelframe. There are several varieties available: 

  • Residential villa with 24 one-room apartments / studios of 32 m2;

  • Residential villa with 18 two-room apartments of 45 m2;

  • Residential villa with 12 three-room apartments of 65 m2.

  • Residential villa with a mix of the above apartments.

The Woonstaete Ground-Level Homes are available in both steel frame as well as other prefabricated solutions. The decision for the right type of solution is dependent on the market opportunities at the moment of realization. Also for the Ground-Level Homes accounts there are several varieties: 

  • Back-to-back homes of 75 m2 gbo;

  • Row houses in various designs from 80 m2 to 120 m2 gbo.

  • Lifelong housing.

The prefabrication of the steel frame elements takes place entirely in the factory. Next, the complete structure (including technology, insulation, window frames, etc.) is assembled on site. This makes steel frame not only to a sustainable solution, but also a very fast and efficient way of building.

Sustainable

At the factory, the steel frame elements are prefabricated. Simultaneously, on the construction site, work begins on the foundation and the well-insulated concrete first floor. On top of this first floor, the highly insulated prefab elements are then placed according to pre-tested and proven connection details, creating a weather, wind and watertight shell. Simultaneously with the shell, the precast concrete interior staircases, among other things, can be assembled. Then the last piping in the ceilings and installations are installed. Next, there will be focused on the interior walls and further finishing. At the factory, the steel frame elements are prefabricated. Simultaneously, on the construction site, work begins on the foundation and the well-insulated concrete first floor. On top of this first floor, the highly insulated prefab elements are then placed according to pre-tested and proven connection details, creating a weather, wind and watertight shell. Simultaneously with the shell, the precast concrete interior staircases, among other things, can be assembled. Then the last piping in the ceilings and installations are installed. Next, there will be focused on the interior walls and further finishing. Furthermore, the exterior facades are completely wrapped with additional insulation material and provided with a plaster layer made dirt and water repellent by means of nano technology. As a result, the building retains a fresh appearance for a long time and maintenance is reduced to a minimum.

Because of this method of construction and finishing, the houses and apartment buildings easily meet the BENG conditions, are energy efficient, maintenance costs are low. All while reducing construction time significantly. 

Reliable

Steel frame construction has been a proven construction method for decades. It originated in the late 1940s. It was used by Philips as a building system for its staff housing. First only in Eindhoven, but soon throughout the entire Netherlands. Meanwhile the experience is, that projects from that time have been standing for almost seventy years and still meet the building requirements of today. Therefore, there is little to be said against the longevity of steel frame construction. Moreover, over the years, the preservation of the metal parts and the connection details have been constantly improved to the optimal quality of today. The building system has a Komo certificate Star Frame building systems and is continuously adapted to the requirements of the building regulations.

In European countries such as England and Sweden and worldwide in, for example, the U.S.A., New Zealand and Dubai, steel frame construction is a well-known and widely used building method. The main advantages of steel frame construction are its super-fast way of construction, lightweight, strength, flexible design, accuracy and durability.

How it works

Steel frame construction means building with prefabricated elements for floors, walls, facades and roofs. The basis of these prefabricated elements is a framework of thin, strong steel profiles. These are made in the factory under controlled conditions. In the factory, the various parts of this steel framework are covered with plate and insulation material. These insulation materials ensure that the elements meet all requirements in terms of fire, noise and energy savings. Even window frames, possibly glazed, are already installed in the elements at the factory. As are the first layers of roofing. The prefab steel elements are made in the factory of M-Frame (DNN group). These elements can be made floor-high, house-wide and house-deep, depending on transport possibilities and destination. The same applies to special elements, such as, for example, a balcony.

The walls of the buildings will be constructed as acoustically residential separating walls. These are double decoupled building walls between the dwellings, creating a high level of sound insulation. The separating floors are constructed as steel frame construction floors and equipped with a cantilevered ceiling on the underside, and a directly finished concrete shell with underfloor heating on the top. This not only creates a pleasant indoor environment, but also meets all sound insulation requirements.
